How We Build a Spec Home

Step #1

PLAN & PACKAGE SELECTION

You pick from proven plans and a defined finish package instead of designing from a blank page. This is what makes a spec build faster and more predictable, and it is also the tradeoff, because the plan is not being drawn around your family.

Step #2

LOT & SITE PREP

If we are building on our lot, site conditions are already known. If you are bringing a lot, we assess soil, slope, and utility access first, because those items can move a spec budget the same way they move a custom one.

Step #3

PERMITS & FOUNDATION

We pull the building permit through the local jurisdiction, then footings go below the 42 inch Iowa frost line and the foundation goes in. Radon rough-in gets planned here rather than retrofitted later.

Step #4

FRAMING & DRY-IN

Framing runs 4 to 8 weeks depending on size. Once the house is under roof with windows and doors in, the schedule stops depending on Iowa weather and the interior trades take over.

Step #5

MECHANICALS & DRYWALL

Plumbing, electrical, and heating and cooling rough-in are handled by licensed Iowa trade professionals, then insulation and drywall follow. This phase runs about 6 to 10 weeks combined and every stage passes inspection before it gets covered.

Step #6

FINISHES & WALKTHROUGH

Interior and exterior finishes run 8 to 12 weeks: cabinets, counters, flooring, trim, paint, and landscaping basics. We close with a full walkthrough. Written warranty on workmanship (details provided in your contract).

Permits and Iowa Code for New Construction

Every new home in Iowa requires a building permit. The Iowa Building Code is administered through DIAL under Iowa Administrative Code agency 481, and Iowa adopted the 2024 IRC effective September 10, 2025. Footings go below the 42 inch frost line, electrical follows the 2023 NEC with Iowa amendments under 481-404, and radon mitigation deserves planning because as many as 5 in 7 Iowa homes test above the EPA action level of 4 pCi/L. We are registered with Iowa DIAL and build new homes in Grimes and across Central Iowa.
