Custom Home Building Central Iowa

A custom home means you decide the plan, not a developer. Busy Builders has built for Central Iowa families since 2020. Custom construction starts at about $150 per square foot.

What Makes a Home Custom?

A custom home starts with your plan and your lot instead of a floor plan the builder repeats forty times. You choose the layout, the room count, the ceiling heights, and where the windows land. Nothing is locked before you say so.

Semi-custom sits in the middle. You start from an existing plan and change what matters to you, which costs less than drawing from scratch. See everything we build, or compare the two paths in our guide to semi-custom versus fully custom builders.

About Us

Since 2020, Busy Builders has completed 1,285+ construction and remodeling projects across Central Iowa. We build home additions for families who need more space and want it done right the first time.

Every addition we build is designed to match the existing home’s structure, style, and systems so it feels like it was always there.

Our Mission

Honest pricing, a clear written plan, and no surprise charges on every home addition project we take on.

We tell you what the project actually requires before a single permit is filed, and we do not upsell scope the addition doesn’t need.

Our Vision

We want to be the registered general contractor that homeowners in Des Moines, West Des Moines, Ankeny, Waukee, Johnston, and Grimes call first when the house isn’t big enough anymore.

Why Build Custom Instead of Buying?

The Plan Is Actually Yours

Room sizes, ceiling heights, window placement, and storage get designed around how you live, not around what sells fastest.

Budget Talk Comes First

We tell you what your number really buys before you spend anything on design. Honest math early beats a painful redraw later.

One Team, Start to Finish

The same people who priced it build it. No handoff between a sales office and a field crew who never met you.

Selections Without the Guesswork

Finish allowances go in writing so your estimate reflects the house you actually chose, not a generic builder-grade placeholder.

Iowa Specific From Day One

Frost line footings, radon rough-in, and the 2024 IRC are part of the plan from the start, not surprises found at inspection.

How We Build Your Custom Home

Step #1

PLAN AND BUDGET TOGETHER

We start with the number, not the drawing. Telling you upfront that a 2,800 square foot plan does not fit a $400,000 budget saves months. Once the plan and the budget agree, design work is worth paying for.

Step #2

DESIGN AND SELECTIONS

Architectural design runs $3,000 to $8,000 for most custom plans. We work through finishes with you early, because selections drive far more of the final cost than square footage does.

Step #3

PERMITS AND PLAN REVIEW

We pull the permit and manage plan review with your city or county. Some metro suburbs take six to twelve weeks to review a custom plan, and knowing that upfront keeps your expectations honest.

Step #4

FOUNDATION AND FRAMING

Excavation, footings below the 42 inch frost line, poured walls with waterproofing and drain tile, then framing. Framing usually runs four to eight weeks depending on the plan.

Step #5

MECHANICALS AND ENCLOSURE

Plumbing, electrical, and HVAC rough-in, then insulation and drywall. This stretch typically runs six to ten weeks. Passive radon rough-in goes in now because it is cheap here and expensive later.

Step #6

FINISHES AND WALKTHROUGH

Cabinets, counters, flooring, trim, and paint run eight to twelve weeks. We walk the house with you, build the punch list together, and finish it before you move in, not after.

Permits, Inspections, and Iowa Code

Every custom home needs a building permit, and most Central Iowa cities review plans before they issue one. The Iowa Building Code runs through DIAL under Iowa Administrative Code agency 481, and Iowa adopted the 2024 IRC effective September 10, 2025. Footings reach below the 42 inch frost line. Electrical follows the 2023 NEC with Iowa amendments under 481-404. Insulation and air sealing follow current Department of Energy guidance for our climate zone. Radon matters here. As many as 5 in 7 Iowa homes test above the EPA action level of 4 pCi/L. Passive rough-in during construction costs far less than a retrofit later. We hold Iowa contractor registration #C140184 through Iowa DIAL and build custom homes in Waukee and across the metro.

Disclaimer: This page is for general information and is not project-specific advice. Cost figures are planning estimates that vary by scope, materials, site conditions, and current pricing. Permit and plan review requirements vary by city and county; verify current requirements with your local building authority before starting any project. Structural, mechanical, and design decisions require evaluation by qualified professionals. Radon levels vary by home; test after construction. No specific outcomes or resale values are guaranteed. Consult a registered contractor for guidance specific to your project.

FAQs About Custom Home Building

Quality custom construction starts at about $150 per square foot. Mid-range finishes run $175 to $225, and higher end work runs $225 to $300 or more. A 2,000 to 2,500 square foot custom home commonly lands between $350,000 and $475,000. Your written estimate sets the real figure.

Most Central Iowa custom homes take 8 to 14 months from permit approval to move-in. Design and plan review add time before that, and some metro suburbs take six to twelve weeks just to review plans. Weather during foundation and framing is the biggest schedule variable.

A fully custom home starts from a blank sheet and your lot. A semi-custom home starts from an existing plan and changes what matters to you. Semi-custom costs less because the design work is already done. Many families get what they actually wanted from semi-custom.

No, but it changes the sequence. If you already own a lot, we evaluate the site first because soil, slope, and utility distance drive real cost. If you do not, we can help you judge whether a parcel will build affordably before you buy it.

Yes. Plan 10 to 15 percent above your build number. Site conditions, plan review corrections, and mid-build selection changes are the three things that most often move the total. A contingency you do not spend is money you keep.

Yes. Busy Builders holds Iowa contractor registration #C140184 through the Department of Inspections, Appeals, and Licensing. Iowa registers general contractors rather than licensing them. Electricians, plumbers, and HVAC technicians on our projects carry their own separate state licenses.
