Multi-Family Construction Central Iowa

Duplexes, townhomes, and small multi-family buildings are a different project from a single family home, with different code and different math. Busy Builders builds them across Central Iowa.

What Counts as Multi-Family Construction?

Multi-family covers duplexes, townhomes, and small residential buildings with more than one dwelling unit. The construction is not harder than a single family home, but the requirements are different: fire separation between units, sound assemblies, separate utility metering, and zoning that actually permits the density.

The buyer is different too. This is usually an investment decision with a rent roll behind it, not a place someone plans to live forever. See our full home building service, or read how Iowa’s new ADU and tiny home laws changed the rules.

Why Build Multi-Family With Us?

Zoning Checked Before Design

We confirm the city will allow your density before you spend on drawings. Most failed multi-family projects fail here.

Separation Built Right

Fire rated assemblies and sound control between units, designed in from the start rather than patched in later.

Utilities Planned Per Unit

Separate service, meter placement, and mechanical runs sorted before construction rather than at closeout.

Durability Weighted in Selections

Rental turnover punishes cheap finishes. We flag where spending a little more pays back over tenancies.

Full Code Standards, Every Unit

Duplexes and townhomes follow the residential code, and other multi-unit buildings follow the building code. Investment property is not a lower standard.

Honest About What It Costs

New construction starts at $150 per square foot, and we tell you what separation and utility work adds before you commit.

How We Build Multi-Family

Step #1

ZONING & DENSITY FEASIBILITY

The first question is whether your lot can legally hold more than one dwelling unit. Zoning, density limits, parking minimums, and setbacks all get checked with the city before design money is spent. This is where multi-family projects die, and finding out early is worth more than any design work.

Step #2

DESIGN FOR SEPARATION

Multi-family design starts with what separates the units. Fire rated assemblies between dwellings, sound control in shared walls and floors, and separate mechanical and utility runs. Designing these in from the start is far cheaper than retrofitting them after framing.

Step #3

PERMITS & UTILITY COORDINATION

We pull the building permit and coordinate utility service for each unit, which is a bigger job than on a single family home. Meter placement, service sizing, and who pays which bill all get settled before construction rather than at closeout.

Step #4

FOUNDATION & FRAMING

Footings go below the 42 inch Iowa frost line, then framing runs with the rated assemblies built exactly as designed. Fire separation is not a detail to improvise on site. It gets built to the plan and inspected.

Step #5

SYSTEMS & UNIT SEPARATION

Licensed Iowa trade professionals run plumbing, electrical, and heating for each unit separately. Insulation includes both energy code compliance and sound control between units, because a duplex that transmits every footstep is a duplex with turnover.

Step #6

FINISHES & WALKTHROUGH

Finishes go in per unit and we walk each one with you before handoff. Durable material choices matter more here than in an owner occupied home, and we will say so during selections. Written warranty on workmanship (details provided in your contract).

Zoning, Code, and Separation Requirements

Zoning is the first gate, because not every lot permits more than one dwelling unit, and density rules differ across metro cities. The Iowa Building Code is administered through DIAL under Iowa Administrative Code agency 481, and Iowa adopted the 2024 IRC effective September 10, 2025. That residential code covers duplexes and townhomes up to three stories. Other multi-unit buildings follow the state building code instead. Multi-family work adds fire separation between dwelling units and sound transmission requirements that single family construction does not carry. Electrical follows the 2023 NEC with Iowa amendments under 481-404, and each unit typically needs its own service. Footings go below the 42 inch frost line. We are registered with Iowa DIAL and build new construction in Ankeny and across Central Iowa.

FAQs About Multi-Family Construction in Central Iowa

It depends entirely on zoning, and it differs city to city. Density limits, parking minimums, and setbacks all matter. We check with your city before any design work, because this is the question that decides whether the project exists at all.

New construction starts at about $150 per square foot, with additional cost for fire separation assemblies, sound control, and separate utility service per unit. Your written estimate sets the real number once we see the design and the site.

The construction methods are similar. What changes is fire rated separation between dwelling units, sound transmission control, separate utility service per unit, and zoning that permits the density. Those requirements shape the design from day one.

Most new construction in Central Iowa runs 8 to 14 months from permit approval. Multi-family can run longer because zoning review, utility coordination, and inspection scheduling all add steps that a single family build does not have.

Yes. Separate service, meter placement, and sizing for each unit get coordinated as part of the project. It is a meaningfully bigger job than on a single family home and it belongs in the schedule rather than at the end.

No, and you should be wary of any builder who does. We can give you accurate construction costs and timelines to plug into your own analysis. Rent projections and return math belong to you and your financial advisors.
