Iowa law SF 592 requires cities to allow ADUs on single family lots, which opened this option up across the metro in 2025.

How We Build Your ADU or In-Law Suite

Step #1

FEASIBILITY & SF 592 RULES

Every city applies Iowa’s ADU law a little differently, so we start by checking your city’s size, parking, and design rules against your lot. Then we talk through attached versus detached versus a basement suite. You get a straight answer on what your property allows before design money is spent.

DESIGN & PERMITS

We design a suite that lives like a real home, with its own kitchen, bath, and entrance, then handle the permit through your city. ADU reviews can carry extra steps, and we track every one. You will know the timeline before work is scheduled.

Step #3

FOUNDATION & SHELL

Footings go below the Iowa frost line and the shell goes up, framed and sheathed. For detached ADUs this is a full small building. For attached suites, the tie-in to your home gets sealed and flashed with extra care.

Step #4

FRAMING & ENVELOPE

Roof, windows, doors, and insulation bring the suite to a sealed, efficient envelope that meets the Iowa energy code. Exterior finishes are matched to your home so the property reads as one design, not a main house with a shed.

Step #5

KITCHEN, BATH & MECHANICALS

This is what makes it a dwelling and not a bonus room. Plumbing, electrical, and heating are run by licensed trade professionals, then the kitchen and bath are built out. Bedrooms get code compliant egress windows.

Step #6

FINISHES & FINAL WALKTHROUGH

Flooring, paint, trim, and fixtures finish the suite into a place someone is proud to live. We walk every room together before handoff. Written warranty on workmanship (details provided in your contract).

Permits, SF 592, and Iowa Code for ADUs

Iowa law SF 592, effective July 1, 2025, requires cities to allow at least one ADU on single family lots, but each city still sets size, parking, and design rules, so the details matter. Every project needs a building permit, bedrooms need egress windows with at least 5.7 square feet of clear opening, and new footings must reach below the 42 inch frost line.
