Homes built before 1978 may contain lead based paint, and federal RRP rules govern work that disturbs painted surfaces. We address this before demolition rather than during it, with proper containment practices where they apply.

SCOPE & REALISTIC CONTINGENCY

You get a written scope and a contingency sized for an older house, which means 15 percent rather than 10. We would rather set that expectation in writing at the start than explain it in month two after we open a wall.

DEMO & DISCOVERY

Demolition in an older home is a discovery process. Knob and tube wiring, failed plumbing, insect damage, previous repairs done badly. We photograph what we find, price the fix, and get your approval before proceeding rather than presenting it at invoice time.

Lead Paint, Code, and Older Home Requirements

Homes built before 1978 may contain lead based paint, and federal Renovation, Repair, and Painting rules apply to work that disturbs painted surfaces. Testing or presumption and containment practices may be required. Older wiring frequently fails current standards; Iowa follows the 2023 NEC with state amendments under Iowa Administrative Code 481-404, and updating circuits during a remodel is common. Pressure treated lumber is required wherever wood contacts concrete under Iowa and IRC code, a detail routinely missed in older basements and porches.
