PLAN AND BUDGET TOGETHER
We start with the number, not the drawing. Telling you upfront that a 2,800 square foot plan does not fit a $400,000 budget saves months. Once the plan and the budget agree, design work is worth paying for.

DESIGN AND SELECTIONS
Architectural design runs $3,000 to $8,000 for most custom plans. We work through finishes with you early, because selections drive far more of the final cost than square footage does.

PERMITS AND PLAN REVIEW
We pull the permit and manage plan review with your city or county. Some metro suburbs take six to twelve weeks to review a custom plan, and knowing that upfront keeps your expectations honest.

FOUNDATION AND FRAMING
Excavation, footings below the 42 inch frost line, poured walls with waterproofing and drain tile, then framing. Framing usually runs four to eight weeks depending on the plan.

MECHANICALS AND ENCLOSURE
Plumbing, electrical, and HVAC rough-in, then insulation and drywall. This stretch typically runs six to ten weeks. Passive radon rough-in goes in now because it is cheap here and expensive later.

What is the difference between custom and semi-custom?
A fully custom home starts from a blank sheet and your lot. A semi-custom home starts from an existing plan and changes what matters to you. Semi-custom costs less because the design work is already done. Many families get what they actually wanted from semi-custom.
Do I need to own land before I start?
No, but it changes the sequence. If you already own a lot, we evaluate the site first because soil, slope, and utility distance drive real cost. If you do not, we can help you judge whether a parcel will build affordably before you buy it.
Should I budget a contingency?
Yes. Plan 10 to 15 percent above your build number. Site conditions, plan review corrections, and mid-build selection changes are the three things that most often move the total. A contingency you do not spend is money you keep.
Are you registered to build in Iowa?
Yes. Busy Builders holds Iowa contractor registration #C140184 through the Department of Inspections, Appeals, and Licensing. Iowa registers general contractors rather than licensing them. Electricians, plumbers, and HVAC technicians on our projects carry their own separate state licenses.
