How We Build Your Basement Bathroom

Step #1

ROUGH-IN & DRAIN CHECK

First question: did your builder stub in a bathroom rough-in? We open the slab area or check the plans to find out. If a stub exists, cost drops a lot. If not, we price cutting concrete and trenching a drain line, and you hear that number before design goes further.

Step #2

LAYOUT & PERMITS

The bathroom gets placed where the plumbing wants to go, not just where it looks nice on paper. Then we pull the permit through your city. Fixture spacing and the 6 foot 8 inch bathroom ceiling minimum get confirmed on paper first.

Step #3

CONCRETE CUT & PLUMBING

If a new drain is needed, we saw cut the slab, trench it, set the lines, and patch the concrete. A licensed Iowa plumber does the plumbing. If the basement drain sits below the sewer line, an ejector pump goes in.

Step #4

FRAMING & ELECTRICAL

Walls frame out, and electrical brings the room to code with GFCI protection on every basement receptacle. Lighting and the exhaust fan get wired, and the fan is routed to vent outdoors, not into the joist bays.

Step #5

WATERPROOFING & TILE

Below grade means moisture management matters more than it does upstairs. A waterproofing membrane goes behind wet walls and under the shower pan, then tile goes in over a correctly sloped base.

Step #6

FIXTURES & WALKTHROUGH

Vanity, toilet, shower glass, and hardware go in, then paint and trim finish the room. We run water through every fixture and walk it with you. Written warranty on workmanship (details provided in your contract).

Permits and Iowa Code for Basement Bathrooms

Basement bathrooms need a permit in every Central Iowa city, and plumbing must be performed by a licensed Iowa plumber. Iowa code allows a 6 foot 8 inch ceiling in a bathroom, lower than the 7 foot minimum for habitable rooms. GFCI protection is required on every 125 volt, 15 and 20 amp receptacle in the basement under Iowa’s amended Article 210.8(A)(5), and the exhaust fan must vent outdoors. We are registered with Iowa DIAL and pull permits through your city, including basement finishing in Ankeny and across the metro.
