Building in Prairie City and Jasper County

Prairie City splits its permits at 121 square feet. That one number decides which office you call. The city handles sidewalks, driveways, fences, signs, non-attached carports and accessory buildings under 121 square feet. Jasper County handles everything at or above that size, plus new homes, remodels, garages, decks, wheelchair ramps and attached carports. Reach the city through Sue Ponder at 515-994-2649. Reach the county through Brett Jennings at 641-792-3084.Crossing that threshold does more than change the phone number. It puts your project under Jasper County Ordinance 40D, which adopts the 2006 International Building Code and the 2006 International Residential Code. Neighboring Marshalltown enforces the 2021 editions. Fifteen years sit between those books, and they differ on egress, energy, wall bracing and deck attachment. So a plan set drawn to current code still gets reviewed against the older one here. One rule works in your favor. A Jasper County permit for new construction includes the plumbing, mechanical and electrical permits at no extra charge. City zoning fees run $200 each for a variance, special use, conditional use or site plan review.Prairie City sits about 20 road miles from Des Moines, closer than any other incorporated Jasper County city. The Neal Smith National Wildlife Refuge runs along its edge. Call Busy Builders at 844-435-9800. Permit rules and fees change, so confirm both before you commit to a budget.

FAQs About Home Construction & Remodeling in Prairie City, IA

It depends on size. Accessory buildings under 121 square feet go through the city, and Sue Ponder handles those at 515-994-2649. At 121 square feet or more, the permit comes from Jasper County at 641-792-3084. The same line applies to carports. A non-attached carport is city work, and an attached one is county work.

Jasper County Ordinance 40D adopts the 2006 International Building Code and the 2006 International Residential Code. The county reviews Prairie City work against those editions. Neighboring Marshalltown enforces the 2021 editions instead. That fifteen year gap changes egress, energy, wall bracing and deck attachment requirements. Ask every bidder which edition they priced, because the answer moves the number.

Jasper County fees start at $50 for construction value up to $5,000. Above that it runs $50 plus $8 per additional $1,000 to $25,000. Then $210 plus $7 per $1,000 to $50,000, and $385 plus $5 per $1,000 to $100,000. City zoning fees are separate at $200 each. Confirm current figures before you budget.

Not for new construction. A Jasper County building permit for new construction includes the plumbing, mechanical and electrical permits at no extra charge. That is unusual and worth knowing. Remodel scopes can differ, so confirm yours with the county at 641-792-3084. Iowa licenses plumbers, electricians and HVAC technicians through the state, and those licenses are separate from a general contractor registration.

PCM Community School District serves Prairie City. The elementary and middle school sit in Prairie City, and the high school is in Monroe. Families here plan around that split, and so do we when we schedule work on an occupied home. School boundaries can change, so confirm your address with the district before you buy a lot.

Yes. Iowa registers general contractors rather than licensing them, through the Department of Inspections, Appeals and Licensing. Registration is required of anyone earning $2,000 or more a year from construction. Electricians, plumbers and HVAC technicians hold separate state licenses. Busy Builders has served more than 1,000 Central Iowa homeowners since 2020, including work across Jasper County.
