Full-Service Construction And Remodeling in Jamaica

Building in Jamaica and Northern Guthrie County

Jamaica is a community of roughly 200 people on the Raccoon River Valley Trail. Projects here are usually for people who chose quiet on purpose. We see more shop space, more outbuilding conversions, and more guest additions than we do in the metro.

Zoning and permitting for unincorporated Guthrie County ground runs through Region XII Council of Governments at 712-792-9914. We confirm which authority covers your parcel before quoting, because the answer changes the timeline.

Rural sites near Jamaica raise questions the metro rarely does. Where is the well? Where is the septic field? Can a concrete truck reach the pour without tearing up a lane after a wet week? We answer those on a site walk, not on the phone.

Footings have to reach 42 inches at a minimum to clear the frost line, the depth Iowa ground freezes to in a hard winter. Rural soils vary enough that we check rather than assume.

Jamaica families are in the Panorama district.

We serve Guthrie County and east. Homeowners in Yale, Panora, Guthrie Center, and Perry call us for the same work.

Got a project outside Jamaica? Call: 844-435-9800 and we will walk the acreage with you.

Permit rules and fees change. Confirm current requirements with Region XII Council of Governments before you commit to a budget or a timeline.

FAQs About Home Construction & Remodeling in Jamaica, IA

Jamaica has one of Iowa’s most unique naming stories.

Originally platted as Van Ness in 1882 by the Milwaukee Land Company, the name had to be changed because another Iowa town already used it.

According to local legend, the mayor was blindfolded in front of a world map and pointed randomly, landing on the Caribbean island of Jamaica.

The name stuck, though the climate certainly didn’t follow.

Jamaica is a small incorporated city, so building permits may be handled through the Jamaica City Clerk’s office or through Guthrie County via Region XII Council of Governments (712-792-9914).

Requirements vary based on project scope and location within or outside city limits.

We coordinate all permits and inspections for our clients regardless of the jurisdiction.

The Octagon Barn, built in 1881, is located near Jamaica in Richland Township.

It’s one of seven octagonal barns in Iowa listed on the National Register of Historic Places, added in 1986.

The barn gained additional fame when metal band Slipknot filmed their music video for “Psychosocial” there and recorded their fourth album “All Hope Is Gone” at the location.

Jamaica sits on the North Loop of the Raccoon River Valley Trail, completed in 2013.

The 89-mile paved trail is the longest loop trail in the United States and was inducted into the Rail-Trail Hall of Fame in 2021.

The town has trailside parking, a shelter house, and restaurants.

Springbrook State Park is approximately 10 miles south.

Jamaica is part of the Panorama Community School District, which also serves Panora, Linden, Yale, and Bagley.

Students attend school in Panora.

The district was rated highly by Business Week in 2009.

Busy Builders is based in West Des Moines and regularly serves all of Guthrie County, including Jamaica.
