## What Is a Spec Home?

A spec home is built on a proven plan with a defined finish package, rather than designed from scratch around one family. Selections are narrowed to curated options instead of unlimited choices. That is the whole tradeoff: fewer decisions, a tighter schedule, and a more predictable number.

It fits buyers who want new construction without a year of design meetings, and investors who need a repeatable product. If you want full control over every dimension and finish, a custom build is the better path. See [our full home building service](https://busybuildersiowa.com/home-building/), or read how [semi custom and custom builds compare on budget](https://busybuildersiowa.com/semi-custom-custom-home-builders-your-budget/).

## Why Choose a Spec Home?

### Fewer Decisions, Faster Path

Curated plans and finish packages mean you are not making four hundred selections over eight months.

### More Predictable Pricing

A proven plan with a defined package has fewer unknowns than a design drawn from scratch.

### New Construction Standards

2024 IRC, footings below frost line, 2023 NEC electrical, and radon planned in. Nothing is skipped because it is a spec build.

### A Real Option for Investors

Repeatable product on a known schedule, which is what makes spec builds work as an investment rather than a hobby.

### Custom Is Still There If You Want It

If you want to control every dimension and finish, we will tell you a custom build fits better. Different product, different budget.

### One Builder, Start to Finish

Foundation through finishes under one contract, with licensed Iowa trades on the systems.

## How We Build a Spec Home

Step #1

### PLAN & PACKAGE SELECTION

You pick from proven plans and a defined finish package instead of designing from a blank page. This is what makes a spec build faster and more predictable, and it is also the tradeoff, because the plan is not being drawn around your family.

- Proven plans, not blank page design
- Defined finish packages
- Written scope and budget

Step #2

### LOT & SITE PREP

If we are building on our lot, site conditions are already known. If you are bringing a lot, we assess soil, slope, and utility access first, because those items can move a spec budget the same way they move a custom one.

- Site conditions confirmed early
- Utilities and access verified
- Grading and driveway planned

Step #3

### PERMITS & FOUNDATION

We pull the building permit through the local jurisdiction, then footings go below the 42 inch Iowa frost line and the foundation goes in. Radon rough-in gets planned here rather than retrofitted later.

- Permit pulled and inspections managed
- Footings below the frost line
- Radon rough-in planned early

Step #4

### FRAMING & DRY-IN

Framing runs 4 to 8 weeks depending on size. Once the house is under roof with windows and doors in, the schedule stops depending on Iowa weather and the interior trades take over.

- Framing in 4 to 8 weeks
- Roof, windows, and doors in
- Dried in before interior work

Step #5

### MECHANICALS & DRYWALL

Plumbing, electrical, and heating and cooling rough-in are handled by licensed Iowa trade professionals, then insulation and drywall follow. This phase runs about 6 to 10 weeks combined and every stage passes inspection before it gets covered.

- Licensed trades on all systems
- Insulation to Iowa energy code
- Inspections before cover

Step #6

### FINISHES & WALKTHROUGH

Interior and exterior finishes run 8 to 12 weeks: cabinets, counters, flooring, trim, paint, and landscaping basics. We close with a full walkthrough. Written warranty on workmanship (details provided in your contract).

- Cabinets, counters, and flooring
- Exterior finishes complete
- Final walkthrough together

## Permits and Iowa Code for New Construction

Every new home in Iowa requires a building permit. The Iowa Building Code is administered through DIAL under Iowa Administrative Code agency 481, and Iowa adopted the 2024 IRC effective September 10, 2025. Footings go below the 42 inch frost line, electrical follows the 2023 NEC with Iowa amendments under 481-404, and radon mitigation deserves planning because as many as 5 in 7 Iowa homes test above the EPA action level of 4 pCi/L. We are registered with [Iowa DIAL](https://dial.iowa.gov/) and build [new homes in Grimes](https://busybuildersiowa.com/locations/home-building-grimes-ia/) and across Central Iowa.

*Disclaimer: This page is for general information and is not project-specific advice. Cost figures are planning estimates that vary by scope, materials, site conditions, and current pricing. Permit requirements vary by city and jurisdiction; verify current requirements with your local building authority before starting any project. Radon levels vary by home; test after construction. Resale figures are illustrative and not financial advice. No specific outcomes are guaranteed. Consult a registered contractor for guidance specific to your project.*

## FAQs About Spec Homes in Central Iowa

What is the difference between a spec home and a custom build?

A spec home is built on a proven plan with a defined finish package, so you make fewer decisions and the schedule is tighter. A custom build is designed around your family from scratch. Both are new construction to the same code, they just differ in control and timeline.

How much does a spec home cost in Central Iowa?

New construction starts at about $150 per square foot, and a 2,000 square foot home with standard finishes typically runs $300,000 to $400,000. Higher end custom work runs $500,000 or more. Your written estimate sets the real number.

Can I still change things in a spec build?

Within the package, usually yes, and the earlier you ask the cheaper it is. Once framing is underway, changes get expensive fast. If your change list is long, that is a signal a custom build is the better fit.

How long does a spec home take to build?

Most builds run 8 to 14 months from permit approval to final walkthrough. Spec builds sit at the shorter end because design and selections are not adding months up front. Weather during framing is the usual variable.

Do you build spec homes on my lot?

Yes. Bringing your own lot works with a spec plan, though site conditions like soil, slope, and utility distance still get assessed and priced. See our build on your lot page for how that side of the project works.

Are spec homes built to the same standard as custom homes?

Yes. Same Iowa code, same footings below the 42 inch frost line, same licensed trades, same inspections. The difference is design control and selection breadth, not construction quality.
