## Zoning, Code, and Separation Requirements

Zoning is the first gate, because not every lot permits more than one dwelling unit, and density rules differ across metro cities. The Iowa Building Code is administered through DIAL under Iowa Administrative Code agency 481, and Iowa adopted the 2024 IRC effective September 10, 2025. Multi-family work adds fire separation between dwelling units and sound transmission requirements that single family construction does not carry. Electrical follows the 2023 NEC with Iowa amendments under 481-404, and each unit typically needs its own service. Footings go below the 42 inch frost line.
