## Adding on in Johnston: setbacks, plans and permits

Every addition in Johnston needs a building permit. The application asks for your proposed setbacks from the front, rear and both side lot lines, shown on a site plan. Because Johnston’s zoning code update affects older districts, confirm your district’s yard rules before design work starts.

### Setbacks and the zoning update

Johnston’s application has blanks for proposed setbacks from the front, rear, right side and left side lot lines. The required distances come from your zoning district. The city’s update page lists districts such as R-1(90), R-1(A) and R-1(150) for elimination and rezoning, so older numbers may not hold.

### Site plan details

The site plan must show an aerial view, a north arrow, adjacent street names and measured property lines. It also shows the footprint of the addition and every existing structure. The city asks for at least 7 working days to review a complete package.

### Footings and frost

An addition’s footings must sit below the frost line. We plan them at least 42 inches below grade. Johnston does not print a frost figure on its permit pages, so we confirm the city’s number with the Building Department when we submit.

### Grading and excavation

Johnston treats excavation and grading as permit items of their own. An addition that reshapes the yard may need that permit on top of the building permit. Ask the department at 515-727-7778 whether your dig triggers it before the excavator shows up.

### Accessory dwelling units

Iowa law, Senate File 592, lets a homeowner build an ADU up to 1,000 square feet or 50 percent of the house, whichever is larger. Cities cannot require the owner to live on site. Johnston’s zoning rules still apply, so the unit has to fit the lot.

### Inspections and trade work

All work on a Johnston addition is subject to inspection and approval by the Building Department or its designee. New wiring, plumbing and ductwork go on the separate Trade Permit Application. Licensed trades we coordinate do that part of the job.

- Our process

## How Busy Builders builds your Johnston home addition

We begin by confirming your lot’s current zoning district with Johnston, since the code update may change older yard numbers. Then we draw the site plan with all four setbacks and file the building permit, plus a grading permit if the dig calls for one. Footings go at least 42 inches deep. Licensed trades we coordinate handle wiring, plumbing and HVAC under the trade permit.

Additions are among the most common jobs in the more than 100 we complete each year. We also build storm shelters, safe rooms and attached garages as part of an addition on request.

- Zoning district confirmed before design
- Setbacks drawn on the site plan
- Footings at least 42 inches deep

- Frequently Asked Questions

## FAQs About Home Additions in Johnston, IA

What does a home addition cost in Johnston?

Additions start at about $300 per square foot with Busy Builders. Final costs vary by scope, materials, complexity and location within our service area. Foundations, a second story, plumbing and how the new space ties into the house all move the number. We price your plan in a written estimate.

How close to my property line can an addition go in Johnston?

That depends on your zoning district. Johnston’s zoning code update affects older districts such as R-1(90), R-1(A) and R-1(150). Ask Community Development for your lot’s current district and yard rules, or call 515-727-7775 about the code update.

Can I build an ADU in Johnston?

Iowa law (Senate File 592) lets an ADU reach 1,000 square feet or 50 percent of the house, whichever is larger. Cities cannot require owner occupancy. Johnston still reviews the unit through its building permit, site plan and zoning rules.

Will my Johnston addition need a grading permit?

Possibly. Johnston lists excavation and grading as permit items, and new homes file a separate Grading Permit Application. Whether an addition triggers one depends on the dig. Ask the Building Department at 515-727-7778 when you submit.

Can you build a storm shelter as part of a Johnston addition?

Yes, on request. We build storm shelters, safe rooms and attached garages as part of addition work, sized to the job. They go through the same Johnston building permit and site plan as the rest of the addition.

How long does Johnston take to review addition plans?

Plan for at least 7 working days. The city’s permits page says a typical review may last that long or more. Applications can be dropped off at City Hall, mailed to PO Box 410, or emailed to the Building Department.
