## Remodeling a finished Waukee basement

Plan on a permit when a basement remodel moves walls or adds rooms. Waukee’s zoning code requires one for any structural alteration, and the amended residential code sets escape rules for new space. What we find behind the old finish often decides the rest. Six points matter most.

### Remodel versus repair

Waukee’s zoning code requires a permit before a building is added to or structurally altered. Moving walls, adding rooms or cutting a new escape window fits that description. Waukee also adopted the 2018 International Existing Building Code, which governs work on buildings that already stand. Ask the city about smaller cosmetic jobs.

### A new bedroom below grade

A new bedroom or family room in an existing basement counts as new habitable space under Waukee’s amended code. So the basement needs an emergency escape and rescue opening, and each new bedroom needs its own. The opening needs at least 5.7 square feet of clear space, at least 20 inches wide and 24 inches high. Its sill can sit no more than 44 inches above the floor.

### What we find behind old walls

Once an older Central Iowa basement is opened, our crew most often finds mold, missing moisture barriers, poor insulation and outdated or unsafe wiring. Each one is fixed before new framing goes up, so the problem is not sealed back in. That is why our basement estimates follow a walkthrough.

### Fixing someone else's basement

We have redone many basements botched by other contractors. We have found concrete spilled into a sump pit and finished walls that collapsed because they were never fastened. Some customers come to us after a bad experience elsewhere, and one hired us for a deck first, then the basement.

Waukee enforces the 2020 National Electrical Code and the 2018 Uniform Plumbing Code, and the city lists a trades permit application. Flexible CSST gas piping must have an arc-resistant jacket under Waukee’s amendments.

### Sprinklers and drains

A remodel will not force a sprinkler system on an existing home. Waukee’s amended code says additions or alterations to buildings without sprinklers do not trigger the requirement. Drainage is different: newer plats must have sump pumps and footing drains where foundations run deeper than 42 inches.
