### SITE EVALUATION

Before anything else, we look at what your land actually is. Soil, slope, drainage, tree cover, and how far utilities have to travel. A gorgeous parcel with a long utility run and a bad soil report is a more expensive build than the same house on a flat serviced lot, and you deserve that number early.

### ZONING & FEASIBILITY

Rural parcels often answer to the county rather than a city, and the rules differ. Setbacks, minimum lot sizes, septic feasibility, and well requirements all get checked before design money is spent. If your lot cannot hold what you want, we would rather tell you in week one.

### DESIGN & BUDGET ALIGNMENT

We design the house to the land instead of dropping a stock plan on it. Walkout versus slab, garage orientation, where the sun hits in February. Then we align the plan to your real budget before drawings go final, because redesigning after engineering is expensive.

### PERMITS & SITE PREP

We pull the building permit and any septic or well permits your jurisdiction requires, then prepare the site: clearing, grading, the driveway approach, and utility trenching. This is the stage where a rural build separates itself from a subdivision build.

### FOUNDATION & FRAMING

Footings go below the 42 inch Iowa frost line and the foundation goes in, then framing runs 4 to 8 weeks depending on size and complexity. Once the house is under roof, weather stops driving the schedule and the interior trades take over.

Step #6

### SYSTEMS, FINISHES & WALKTHROUGH

Mechanical, insulation, and drywall run 6 to 10 weeks combined, then interior and exterior finishes run 8 to 12 weeks. Licensed Iowa trade professionals handle electrical, plumbing, and heating. We finish with a full walkthrough. Written warranty on workmanship (details provided in your contract).

## Permits, Site Work, and Iowa Code

New home construction requires a building permit in every Iowa jurisdiction, and a rural parcel may answer to the county rather than a city. The Iowa Building Code is administered through DIAL under Iowa Administrative Code agency 481, and Iowa adopted the 2024 IRC effective September 10, 2025. Footings must reach below the 42 inch frost line, electrical follows the 2023 NEC with Iowa amendments under 481-404, and radon deserves attention because as many as 5 in 7 Iowa homes test above the EPA action level of 4 pCi/L. Septic and well permitting apply where no municipal service exists. How much does it cost to build on my own lot in Central Iowa?
