Most remodels in Boone need a permit. The building department exempts only small repairs to non-critical parts and structures under 120 square feet. When you apply, a plan review fee equal to 25% of the permit fee is due up front. Boone’s code also lets the building official turn down a permit when an applicant has a record of code violations or poor work. That makes your choice of contractor part of the approval. Boone counted 12,451 residents back in 1920 and has stayed close to that size ever since. One customer with a small job noted how fast we fit it in and that the crew cleaned up before leaving.

### Basement Finishing in Boone

Boone writes its own basement drainage rules into city code. Homes built with a basement need drain tile under the floor. It feeds a sump pit at least 18 inches below the tile and 16 inches wide. The pump must discharge outside the foundation, and Boone bars sump water from the sanitary sewer. Confirm your discharge before you finish the walls. A basement bedroom needs an egress window with 5.7 square feet of clear opening and a sill no higher than 44 inches. About 5 in 7 Iowa homes test above the EPA radon action level of 4 pCi/L. Radon is very common on our Des Moines area basement jobs, so we plan mitigation into the finish. Each basement gets a written estimate.

### Basement Remodeling in Boone

Remodeling a basement that is already finished still needs a Boone permit. The city exempts only small repairs to non-critical items. New walls, a new bedroom or moved plumbing all go through the building department at City Hall. Licensed trades pull the electrical, plumbing and mechanical permits. A new bedroom needs an egress window with at least 5.7 square feet of clear opening and a sill no higher than 44 inches.

Water is the other big issue. Boone requires sump water to leave through the foundation wall and never enter the sanitary sewer. Boone requires a storm connection when a storm sewer or sump drain tile sits within 25 feet of the lot line. That rule applies when no street cut is needed. When we open old walls in Central Iowa basements, we most often find mold, missing moisture barriers, poor insulation and old or unsafe wiring. We have also redone many basements botched by other contractors, including one with concrete spilled into the sump pit. Plan around Boone’s clock: a permit expires if work has not started within 60 days or stops for 30.

Boone amended its building code so every footing reaches at least 42 inches below natural ground. The city still builds to the 2012 International Residential Code, so guards, stairs and framing follow that edition plus local changes. Fees come from a council resolution, so ask the building department for the current amount. A covered deck or porch roof must be designed for at least 25 pounds per square foot of snow. We build decks in composite and pressure-treated wood, and a spring 2026 composite deck customer praised our communication in a review. Size, height, material and railing set the price, and we put it in a written estimate.

### Home Additions in Boone

Additions start at about $300 per square foot. Final costs vary by scope, materials, complexity and location within our service area. In Boone’s R-1 district, the house must sit at least 30 feet from the front line, or 40 feet on a designated arterial street. Side yards are 9 feet and the rear yard is 30 feet. Height tops out at 35 feet or two and a half stories. Measure those lines before you sketch a footprint.

Footings for the new space go at least 42 inches below natural ground, and any new roof must carry a 25-pound snow load. A detached garage or shed counts as an accessory structure. It may stand 16 feet tall at most, 2 feet off the lot lines, on no more than 15 percent of the lot. Iowa’s SF 592 allows an accessory dwelling unit up to 1,000 square feet or 50 percent of the house, whichever is larger. Cities cannot require owner occupancy. Plan review costs 25% of the permit fee at submittal. We have finished two-story additions with exteriors matched to the original house, and we build storm shelters and attached garages on request.
